On November 15, Retail Sales for October rose 0.4% month-over-month, matching the previous month's upwardly revised 0.8% increase and exceeding market expectations of 0.3%. Growth was strongest at electronics and appliance stores (2.3%), auto dealers (1.9%), and food services (0.7%). Other sectors with smaller gains included building materials (0.5%) and general merchandise (0.2%). On November 19, Housing Starts for October fell by 3.1% to 1.311 million units, below the forecasted 1.33 million and down from a revised 1.354 million in September. The decline was attributed to hurricane-related disruptions in the South, alongside broader challenges such as rising inventories and mortgage rates near 7%. On November 21, Initial Jobless Claims for the week ending November 16 dropped to 213,000, better than the forecasted 220,000 and the prior week's 217,000, signaling a steady labor market. Also on November 21, Existing Home Sales for October rebounded by 3.5% from the previous month to an annualized rate of 3.96 million units, up from September's 14-year low of 3.84 million and slightly exceeding the forecast of 3.93 million. Sales increased across all four U.S. regions, reflecting improved market activity.

Market Commentary 

Mortgages rates remained flat for the week but should continue declining this year and next as the U.S. economy slows, inflation cools, and the Federal Reserve continues to cut interest rates. The 30-year fixed mortgage rate is expected to fall to the low-6% range through the end of 2024, dipping into high-5% territory in early 2025 – as per US News article dated 11/8.

Good things may come to those who wait, but patience doesn't always pay off in the housing market. Two-thirds of homebuyers are waiting for mortgage rates to fall this year before buying a home, according to a March U.S. News survey. The vast majority of them (85%) wanted to see rates below 6% before entering the market, which hasn't happened – and it isn't expected to happen until 2025.

In the time that homebuyers have been holding out for lower rates, home prices have continued to rise. Since the beginning of 2024 alone, home prices have appreciated by 4.5%, according to the S&P CoreLogic Case-Shiller Home Price Index.

Real estate markets are expected to stabilize this year – but buyers shouldn't expect housing prices to come crashing down, at least not on a national level.
